Pricing for Every Personality Type at the Table
Learn to read which of four personalities is across the table, and present the same price in the way that lets each one say yes.

Every pricing conversation has the same number in it. What changes is the person across the table, and how they need to hear it.
Some sellers want to feel safe before they'll agree to anything. Some want to check your math. Some want the bottom line in the first ten seconds. And some want to be excited about the story of their home. Present the same price the same way to all four, and you'll win one conversation and fight the other three.
The framework behind this is an old one. Florence Littauer's Personality Plus sorted people into four temperaments, and many agents already know them by their shorthand: Peace, Perfection, Power and Party. Nobody is purely one type, but almost everyone leans. Learn to spot the lean, and you can stop defending your number and start presenting it.

We built Kompmodo's pricing guide with all four in mind. Here's what each type needs to hear, what derails them, and how the report does the heavy lifting.
Peace: show the work
The Peace client (Phlegmatic) wants harmony. They're agreeable, patient and slow to push back, which makes them easy to mistake for easy. They aren't. A Peace seller who feels steamrolled won't argue. They'll nod, go home, and quietly call another agent.
What they need: to feel there's nothing hidden. No surprises, no pressure, and time to absorb the number before they commit to it.
What derails them: a price that arrives as a verdict. "The algorithm says $612,000" gives a Peace client nothing to hold on to and no way into the conversation.
How Kompmodo helps: every adjustment sits in the open. The guide walks from the comps you chose, through each feature difference, to the final value, so a Peace client can follow the logic at their own pace. When they have a quiet question ("why is that house worth more than ours?"), the answer is already on the page. You're not defending a number; you're walking through it together.
Perfection: prove the math
The Perfection client (Melancholy) is the engineer, the accountant, the seller who arrives with a spreadsheet. They trust what they can verify. They will check your comps on Zillow before the appointment ends, and they'll notice if a number doesn't add up.
What they need: precision and a method. They want to know which comps were used, why those and not others, and exactly what each difference is worth.
What derails them: round numbers with no reasoning, or an automated estimate that moves $20,000 between Tuesday and Thursday. One unexplained figure and they'll discount everything else you say.
How Kompmodo helps: each adjustment is itemized, line by line, so the extra half bath, the larger lot and the finished basement each carry a visible dollar value. Those values start from closed sales in the client's own market, not a national average, and you can tune them with what you know about the street. The math is there to audit, and a Perfection client will respect you more for letting them.
Power: lead with the number
The Power client (Choleric) is decisive and short on patience. They run things: a business, a household, often the conversation. They want to know where you landed and whether you're confident in it. Everything else is optional.
What they need: the bottom line first, delivered with conviction. Then, if they ask, the support behind it.
What derails them: a slow build-up. Twenty minutes of market preamble before the price reads as stalling, and stalling reads as weakness. So does hedging.
How Kompmodo helps: the final value and range sit front and center in a clean, easy-to-read format. You can open with the number and let the Power client decide how deep to go. When they push ("why not list higher?"), the adjustments are one page away, and you can answer in a sentence instead of a lecture. Confidence comes easier when the reasoning is already done.
Party: make it look the part
The Party client (Sanguine) is enthusiastic, social and visual. They love their home, and they want you to love it too. They'll remember how the meeting felt long after they've forgotten the square footage of comp number three.
What they need: energy and a story. They want to see their home next to the others and feel good about where it lands. They also want something worth showing friends and family.
What derails them: a wall of numbers. A dense, gray printout drains the room, and a Party client who's bored will tune out right before the part that matters.
How Kompmodo helps: the guide is photo-rich and personally branded with your logo, colors and footer. Side-by-side photos let the client see why one comp sold higher, without reading a single line item. It's a report they'll want to share, and every time they do, your name travels with it.

When two personalities share the table
Most listing appointments aren't one person. They're a couple, siblings settling an estate, or a seller with a trusted friend along. Often they lean different ways: a Power spouse who wants the number now, and a Perfection spouse who won't sign until they've checked it.
That's where a single report earns its keep. You can lead with the value for one, hand the line-by-line adjustments to the other, and let the photos carry the room when energy dips. Nobody has to wait for a version built for someone else.
Type | Leads with | Kompmodo feature that lands | Avoid |
|---|---|---|---|
Peace | Reassurance | Every adjustment out in the open | Pressure, verdicts |
Perfection | Method | Itemized, market-based adjustments | Round numbers, no sources |
Power | The number | Clear final value and range up front | Long preamble, hedging |
Party | The story | Photo-rich, branded report | Dense data dumps |
Same number, same side of the table
Pricing debates rarely happen because the number is wrong. They happen because the client couldn't see how you got there, in the way they needed to see it.
Kompmodo is a residential real estate pricing tool built on that idea. You pick the comps, apply adjustments grounded in your local market, and present a branded guide that shows exactly how the value was reached. Whoever's sitting across from you, the reasoning holds up, and the conversation shifts from your number versus theirs to a number you built together.
Never debate pricing again. See how it works at kompmodo.com.
